When you have decided which
properties you wish to view, simply get in touch and
one of our team will arrange to show you around.
Once you have decided which property you wish
to take, we will then ask you to pay one weeks rent as a holding
deposit (in cash) in order to reserve the flat and take it off the
market.
We will then discuss with you
the references we require.Generally, employment, bank
and previous Landlord references are required.
In order for us to obtain a bank
reference you will need fill out one of our status enquiry
forms.
We would also require a copy of
your Passport and National Insurance Number. In some cases -e.g. students with
insufficient income from an employer -
a guarantor will be
requiredThis is usually parent parents

We will also need to know the
date you wish to move in, agree any requirements you may have,and
the length of tenancy.
We will discuss with you the exact monies required prior to
moving in.This is usually one months rent in advance and six weeks deposit include already held.
Once we are in receipt of - and satisfied
with - all the references, we will then make an appointment for you
to come to our office to sign the lease, collect the keys, the
Inventory and our Welcome Pack.- which contains in depth information
with regard to your
Tenancy.
The monies required must be paid
in cleared funds.This
can be paid either by cash, bankers draft or bank transfer into our
clients account.The
rent is payable monthly by standing order, however, we can make
other arrangements if necessary. The deposit is usually six weeks
rent.
Once you are living in your new home, you
will be liable for utility bills unless you have been previously
advised of services which are included.

Questions:
Q. I have only recently arrived in
England from abroad and as yet do not have a Bank Account opened but
I do have a job offer.
A. In this instance we would require at least
three months rent paid in advance plus an eight week deposit, a
reference from your prospective employer, your National Insurance
Number, a character reference and a bank reference once the account
has been opened.
Q. I am self-employed and do not have
the usual employers reference - what other documentation would I
need?
A. We would require copies of your Company
Accounts and a reference from your Accountant.
Q. I have had problems with a
previous Landlord and did not get my deposit back. How do I know if
this will not happen again?
A. We prepare an accurate inventory of
contents and condition of the property which has to be agreed and
signed by yourself. We make every effort to carry out three monthly
inspections of the property and note any dilapidations which may be
your responsibility. We then will discuss this with you so that you
can make good any repairs in order to protect your
deposit.
Q. Can I renew my Tenancy once the
initial six months period has expired?
A. We would always have to obtain
confirmation of this from the Freehold Company/Landlord, however,
usually it is in order to renew.
Q. Do I have to give one months
notice if I want to leave before the end of my tenancy?
A. You cannot give notice during the first
six months of your tenancy, however, should you renew for a further
six months, then you are at liberty to give one months notice at any
time.
Q. What if I have to leave but my
friends want to stay?
A. It would be your responsibility to find a
replacement tenant for you. The usual references would be required
on the new tenant.
