Frequently asked Questions:

Q. I have only recently arrived in England from abroad and as yet do not have a Bank Account opened but I do have a job offer.

A. In this instance we would require at least three months rent paid in advance plus an eight week deposit, a reference from your prospective employer, your National Insurance Number, a character reference and a bank reference once the account has been opened.

Q. I am self-employed and do not have the usual employers reference - what other documentation would I need?

A. We would require copies of your Company Accounts and a reference from your Accountant.

Q. I have had problems with a previous Landlord and did not get my deposit back. How do I know if this will not happen again?

A. We prepare an accurate inventory of contents and condition of the property which has to be agreed and signed by yourself. We make every effort to carry out three monthly inspections of the property and note any dilapidations which may be your responsibility. We then will discuss this with you so that you can make good any repairs in order to protect your deposit.

Q. Can I renew my Tenancy once the initial six months period has expired?

A. We would always have to obtain confirmation of this from the Freehold Company/Landlord, however, usually it is in order to renew.

Q. Do I have to give one months notice if I want to leave before the end of my tenancy?

A. You cannot give notice during the first six months of your tenancy, however, should you renew for a further six months, then you are at liberty to give one months notice at any time.

Q. What if I have to leave but my friends want to stay?

A. It would be your responsibility to find a replacement tenant for you. The usual references would be required on the new tenant.
