Renting from Cliftons Management

Nothing is easier than finding a property through Cliftons Management. When you have decided which properties you wish to view, simply get in touch by phone or e-mail and one of our team will arrange to show you around.

Once you have decided which property you wish to take, we will then ask you to pay a holding deposit (in cash or by debit card) of 2 weeks rent in order to reserve the flat and we will then take it off the market.

We will then discuss the references we require with you. Generally, Bank, Employment and previous Landlord references are necessary. In order for us to obtain a bank reference you will need to fill out one of our Status Enquiry forms. We will also require a copy of your Passport and National Insurance Number. In some cases - e.g. prospective tenants with insufficient income from an employer or for Students - a Guarantor will be required. This is usually provided by parents who have to be UK home owners (proof of which is required, i.e. a Mortgage Statement and Land Registry Report). A Bank Reference will also be required on the Guarantor and a copy of their Passport.

We will also need to know the date you wish to move in, agree any requirements you may have, and the length of tenancy, which is initially for 6 months, after which it can usually be renewed. We will discuss with you the exact monies required prior to moving in. This is 1 month's rent in advance and 6 weeks deposit, including the holding deposit already held.

Once we are in receipt of satisfactory references, we will make an appointment for you to come to our office to sign the Tenancy Agreement, the Inventory Report and our Welcome Pack - which contains in-depth information with regard to your Tenancy. You will leave our office with the keys to your new home.

The monies required must be paid in cleared funds. This can be paid either by cash, debit card, bankers draft or by bank transfer into our clients account. We prefer the rent to be paid monthly by Standing Order; however, we can make other arrangements if absolutely necessary.

As Accredited Landlords, we are obliged to ensure your property complies with all necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy. All checks are carried out by a qualified engineer.

Your deposit will be registered with the Government backed TDS Scheme. This will be returned to you within 10 days after you have vacated. The costs of any cleaning, repairs or damages will be deducted with your agreement. In the unlikely case of a dispute arising, this would then be referred to an Independent representative of the TDS Scheme to decide.

Once you are living in your new home, you will be liable for utility bills unless you have previously been advised of any services which may be included. To assist you, here are some useful contact numbers: (Students however are exempt from Council Tax)
